Pool/Spa Inspection $100
This inspection provides a detailed inspection covering, but not limited to, the following components:
- Interior finish materials
- Decks, steps, and coping
- Pumps, motors, blowers, skimmers, filters, drains, heaters (including describing the energy source), automatic safety controls, gauges, visible piping, and valves
- Cleaning system
- External bonding of the pump motors, blowers, heaters, and other equipment
- Operation of underwater lighting, ground fault circuit interrupters, conduit, visible electrical components, and timer assemblies
- Diving boards, slides, handrails, and ladders
- The presence or absence of child-safe barriers
- This service is available with a home inspection only.

Infrared (Thermal Imaging) Inspection $125
For certain inspections, we include infrared complimentary to our clients. The following inspections and our custom packages always have infrared included:

The FLIR EX Series Thermography Camera (Infrared-thermal imaging) is an advanced, non-invasive technology that allows the inspector to show homeowners things about their homes that can’t be revealed using conventional inspection methods. Home Warranty (11 Month) Inspection $350⇑
Most builders provide a one-year warranty for new construction. Generally, during this period of time, the buyer develops a “punch list” of corrections for the contractor to repair under the warranty coverage. Some defects will not be obvious to the untrained eye, so obtaining an inspector’s list of items that will most likely be repaired by your builder at no cost to you is helpful. You will be reassured knowing that potential problems were addressed before they grew into something more expensive. The home warranty inspection includes a comprehensive home inspection and infrared inspection.

Pest, Rodent & WDI Inspection (FREE)
This is a "visual only" inspection of the readily accessible areas of the home and contains valuable information on the conditions of the property.
This inspection includes a visual inspection, outlining if there are previous (or active) signs of pest entry of the home, including but not limited to, rodents, birds, roaches, and termites. (Included in every Home Inspection)
WDI Inspection (with REPORT) ($125+)
The WDI inspection report will indicate if the structure contains wood-destroying pests or conditions deemed likely to lead to wood-destroying pests.

Septic Tank Inspection with Home Inspection $150
A septic inspection is used to locate system components, observe how the system functions, and if the system is in need of repair to function properly using visual-only non-invasive inspection techniques. Occasionally, the tanks and risers are buried and the locations cannot be determined, in which case it has likely not been pumped or inspected in several years. The inspection includes running all of the plumbing fixtures, looking for effluent at the surface of the drain field, assessing if the tank covers are watertight and in fair condition, and checking equipment for safety or mechanical issues. We also look for proper clearances to property lines, wells, and other water sources to ensure the system is not creating an environmental impact.

Sprinkler & Irrigation System Inspections $100
- Broken, Clogged, or Missing Sprinkler Heads.
- Sunken Heads that have Dipped below Ground.
- High Vegetation.
- Heads that are Slanted and Not Vertical.
- High or Low Pressure.
- Over Spray.
- Broken Pipes or Fittings.

Water Well Inspection with Home Inspection $75
This is a visual inspection only. A substantial number of residential dwellings receive water from private wells. Although most well water is of good quality, there are several contaminants, both naturally occurring and otherwise, which may affect the suitability of the water supply.
Unlike public water supplies which are continuously monitored, the responsibility for assuring a safe supply of water from private wells rests solely with the homeowner. An annual checkup by a qualified water well contractor is the best way to ensure problem-free service and quality water.

Foundation Elevation Plotting $350
Do you have concerns about those brick cracks that appear on the exterior walls of the home or that the foundation of the home may be settling? Our elevation inspection service (Pier & Beam or Slab Foundations) will give you useful information to plan your next steps. Based on the inspection results, you may need to invest more money than just the purchase of the home.
As the name suggests, a foundation inspection is when a licensed inspector checks your house’s foundation to ensure it is structurally sound. There are three types of foundation options: Slab, Basement, and Pier and Beam Foundations (AKA Crawlspace). The inspector will check inside and outside the home for signs of damage, such as cracks, bowed walls, or slants.

Additional Return Trip Fee (for incomplete inspections) $100
If an inspector has to return to the listed property to complete an inspection due to (but not limited to) limited access, utilities shut-off, or appliance/equipment not installed at the time of inspection, there will be an additional return trip fee.
Repair Verification Inspections:
This inspection is used to validate that any requested repairs have been done properly by the seller prior to closing on the home.
Repair Verification Package $150
Any 5 deficiencies from the summary page will be re-inspected for verification.
